Buyer Neighborhood Initiation Fee

Hello Waterside Neighbors,


Our community is active and expected to continue to thrive as there's no place like Waterside!  Our intentions are to welcome new neighbors and welcome exquisite luxury home construction for the few remaining buildable lots.  We intend to make HOA processes and procedures as simple and seamless as possible when it comes to buying and selling properties with a highly transparent and responsive WHOA Board, while preserving and enhancing the feel, look, and safety throughout our neighborhood moving forward.


The WHOA Board met in late January, then again on February 6th, 2024.  We voted unanimously to pass a non-refundable $5,000 Neighborhood Initiation Fee for all new property owners.  This fee will be for all new home builds, existing home sales, as well as any undeveloped lot sales going forward as of April 1st, 2024.  These funds will add to our capital and budgeting plans to accommodate required maintenance, road improvements, and other amenities that will enhance the community.


According to recent sales transactions and current properties listed for sale; price ranges for lots are generally $100K to over $500K.  Houses for sale or recently sold are ranging from over $1,000,000 to over $2,000,000.  There are current houses being constructed that are expected to come in around $2,500,000 to over $3,500,000 once completed.


This bodes very well for us in the fact that Waterside is a highly sought after place to be with its outstanding location, multi acre estate lots, incredible topography and views.  We sincerely welcome all new neighbors and hope everyone enjoys the value of our neighborhood as we continue to build for our future.
